The Short Version

What Education Infrastructure Loan actually does for you.

Funding for schools and education institutions that want to build, expand or improve their campus. There are three programmes: unsecured funding for schools, secured funding for schools, and secured funding for institutions that run higher education courses. The one that suits you depends on the size of the institution, how long it has been running, and whether you can offer property as security. We compare the options from our lender partners, prepare your file, and follow it through. Interest rate, loan amount, tenure and approval depend on the lender's policy and the assessment of your institution.

What's included

  • Three programmes, so there is an option with or without property as security
  • Longer repayment, up to 15 years, on the secured programmes
  • Assessed on the institution's reported income

Which One Are You

Trust / SocietyThe school or institute is run by a public trust or a registered society. The lender checks the trust deed or society registration, who the trustees or members are, and the institution's accounts. A resolution of the trustees or the managing committee that allows the loan is usually needed.
CompanyThe school or institute is run by a private limited company or a not-for-profit (Section 8) company. The lender checks the incorporation papers, the directors, the shareholding and the audited accounts. A board resolution that allows the loan is usually needed.
PartnershipThe school or institute is run by a partnership firm or an LLP. The lender checks the firm's registration and accounts, and the standing of each partner. A signed deed that allows borrowing keeps things smooth.
ProprietorshipThe school or institute is run by one owner in their own name. There is no separate company, so the lender looks at the owner and the institution together: the owner's papers, the institution's registrations and its accounts.

Fees and other charges

Besides interest, a lender may charge a few fees. It helps to know them before you apply, so there are no surprises.

Processing fee

A percentage of the loan amount plus GST. It usually costs more for a loan without security than for one backed by property, and it varies by lender and programme.

Legal, valuation and inspection

For a secured loan, the lender may charge for a legal check and a valuation of the property. It may also inspect the institution.

Documentation and other charges

Some lenders add a small fixed fee for documentation or a statement of account.

Foreclosure and part-prepayment

Closing the loan early may carry a charge, usually a percentage of the outstanding amount, and some lenders allow it only after a minimum period. Ask before you prepay.

These are general guides and every lender sets its own fees. Your expert will share the exact charges in writing before you sign.

Step-by-step guide

Education Infrastructure Loan process, step by step.

Funding for a school or institute is decided on the institution itself. Here is how we take you from the plan to the funds.

  1. 1

    Tell us about the institution

Share what you run, how many students you have, how long it has been running and what you want to build or improve.

  2. 2

    Pick the right programme

We check whether an unsecured or a secured programme suits you, based on your student strength, years running and the property you can offer.

  3. 3

    Compare lenders

We compare lenders on amount, tenure, charges and conditions, and you choose the one that suits you.

  4. 4

    Submit the papers

You provide KYC, the affiliation certificate, audited accounts, bank statements and, for a secured loan, the property papers.

  5. 5

    Checks, sanction and funds

The lender reviews the institution and the property, then sanctions the loan. After the formalities, the money is released.
